We’ve cooked up this new combined policy in our legal indemnity lab, bringing together two of our popular covers: no search and contaminated land.
(Warning: techie stuff ahead!) The policy provides cover for when a buyer doesn’t obtain searches, and the property is affected by adverse entries that would have shown up if a search had been completed. But here’s the really clever bit: the new homeowner is also covered if any historical contamination is found at the property, and the local authority takes enforcement action to clean it up. Nice one.
